Reserve Your Home Today

Fill up the Buyer’s Information Sheet provided by your SPDC Sales Team. Once accomplished, they’ll hand you your Reservation Agreement and a Computation Sheet detailing available payment schemes. You’ll then sign the Reservation Agreement and settle the Reservation Fee.

Choose Your Payment Scheme

Choose whichever suits you best: In-House Financing, Bank Financing, or Pag-IBIG Financing. Your Agent will be happy to walk you through each option.

What to Prepare Before You Reserve

Reservation Requirements

After choosing and reserving your dream home, please submit the following to the SPDC Sales Team:

    Filled-up Buyer’s Information Sheet

    Signed Reservation Agreement

    Signed Contract to Sell (CTS)

    Signed Deed of Restrictions

    2 Government IDs with 3 specimen signatures

    Recent Bank Statement or latest ITR

    Tax Identification Number (TIN)

    Latest 1x1 photo of buyer

    Certificate of Employment

    Proof of Billing (latest statement)

    Photocopy of Birth or Marriage Certificate

    Post-Dated Checks (PDCs) for Equity payment

Additional Requirements — Foreigners / OFW

    Photocopy of Passport / Visa

    Notarized Special Power of Attorney (SPA)

    Photocopy of Employment Contract or Certificate of Employment & Compensation

Additional Requirements — Corporations

    Corporate TIN Number

    Proof of Billing with Corporate Address

    Validated 1903 (new corp) / 2303 (existing corp)

    Photocopy of Articles of Incorporation & By-laws

    Notarized Secretary’s Certificate & Board Resolution

Back-Outs and Cancellations

Client-Initiated Back-Out

If you wish to cancel your purchase, submit a notarized cancellation to our Customer Service or any SPDC Sales Team member. Your request will be endorsed to Administration for verification and approval.

Cancellation Due to Default

Upon a buyer’s default or failure to pay monthly amortization beyond a reasonable time, our Credit and Collection Department will issue a demand letter to the client.

If the account remains unsettled after the deadline given, it will be endorsed to the Legal Department for proper action. A Notice of Cancellation from Legal will then be sent to the buyer for actual cancellation of the account.

Know Your Rights Under the Maceda Law

Republic Act 6552 protects buyers who have paid at least two (2) years of installments — you have a right to a refund of amortization paid if the account is cancelled, minus applicable deductions. This protection does not apply to accounts that have already defaulted.
